The process of getting a mortgage loan can be complicated, and understanding the process is the only way to be sure you're getting the right loan for you. There are other reasons, however, that you should understand each step: It is the best way to be sure everything is being done properly and legally. Again, lots of numbers and documents are involved and what may be perfectly legal and ethical may seem really strange, especially to first-time home buyers. If you have concerns, however, you can get help. Many laws govern the mortgage lending process, and there are many government agencies involved in enforcing the laws. Many of these agencies can answer your questions.

One thing to remember: You want to work closely with your lender and the various people who assist the lender, and the relationship should be pleasant. It's not a good idea to approach lenders with fear or distrust. The vast majority of lenders want to help you get the right loan, not sell you a big problem. If you don't understand something, ask — no matter how simple the question might seem — and not just one question, but many.
